problems are caught before becoming issues. This provides our clients with the quality and expertise required to help bring the project to a successful completion. Some

A boundary survey will not only identify the location of the boundary, but will disclose possession limits and discrepancies that may exist between the record description of
the property and that of the adjoining properties. M. Lacey Land Surveying is licensed to perform boundary surveys in Tennessee & Virginia. We will provide you with a
boundary survey map in AutoCAD format based on both record research and field measurements. This helps to ensure that all proposed improvements stay within the
Topographic surveys of smaller parcels are based on field measurements, and larger parcels on aerial photography. When aerial photography is used, field
measurements are made at critical features, such as the edge of pavement and on site infrastructure. Mapping is provided in AutoCAD format, with identifying features
including line work, text, and symbols on their individual layers. The mapping will show all visible improvements, roadways, structures, etc. with a specified contour
interval, and spot elevations on all flat surfaces and improvements, including rims and inverts on all sanitary and drainage structures. Spot elevations are generally to the
nearest 0.01-ft on hard surfaces and 0.1-ft on soft surfaces. All vertical data will be based on an agreed upon datum, such as the North American Vertical Datum of 1988.
Aerial Control Surveys
Aerial photography or photogrammetry is a less expensive method of topographic surveying. The photogrammetrist relies on a series of aerial photographs to create a
stereoscopic image of the ground. Each photograph must have several identifiable control points with known coordinates to set up the photographic model. M. Lacey
Land Surveying utilizes GPS technology to provide the photogrammetrist with the ground coordinate of the control points.
Utility & Infrastructure Surveys
The utility & infrastructure survey is to determine the type, location, size, flow-lines and depth of existing utilities. M. Lacey Land Surveying can provide Quality Level C
locations. This involves locating and surveying visible utility features, such as: manholes, valve boxes, meters, utility line markers, etc., and correlating these features with
existing utility records that are provided by the various utility agencies. The approximate location of the utility is shown between the visible features.
When it becomes critical to have a more accurate location of the utilities, then a Quality Level B and/or Quality Level A location should be used prior to final design or
construction. Quality Level B involves the use of electromagnetic, magnetic, and sonic equipment, and Quality Level A involves the use of nondestructive digging
equipment such as vacuum excavators, at critical points.
Right-of-Way/Strip surveys are used to show the limits of existing right-of-ways, and for the identification and acquisition of properties to create new right-of-ways for
highways, streets, and utilities. This work involves establishing control, profiles, cross-sections, and alignment baselines for construction. M. Lacey Land Surveying
utilizes conventional survey methods along with aerial photography, and GPS for ground control. Maps are prepared showing the relationship of the right-of-way to
existing improvements and adjacent parcels, and right-of-way acquisition.
Horizontal and Vertical Control Networks
Control surveys are conducted to provide geographic positions and plane coordinates of control points, and elevations of benchmarks. These networks are generally
utilized to support large mapping projects such as GIS mapping, route surveys, flood plain surveys, and airports.
Cell Site Surveys
We have over twenty years experience working on hundreds of Telecommunication Cell Sites, providing FAA 2C and FAA 1A certifications, boundary surveys,
topographic surveys, true north orientation, construction staking, and as-built surveys.
Structural Deformation Monitoring
These services include precise monitoring of structures for lateral and/or vertical movement, structural deformation monitoring for bridges and buildings, and subsidence
monitoring for earthwork embankment projects such as earthen dams. These surveys include an analysis of correct survey procedures and the determination of control
As-built surveys are generally done at the completion of construction to show that all of the improvements constructed conform to the site plan, and are within the
property boundaries. As-built surveys show an accurate representation of post construction conditions for all types of sites, such as shopping centers, schools,
residential subdivisions, and new infrastructure. These surveys are generally required by the municipalities and/or lending institutions.
Quantity Surveys or Volume Surveys are for determining the amount of earth movement conducted over a period of time. This is usually completed to determine payment
to contractors, land owners, and government agencies, on construction sites and mining operations requiring large amounts of earthwork.
